WHO WE ARE

We are a lovely deed restricted community of 254 one story townhomes arranged in small clusters in a park like setting represented by three separate homeowners associations. Our community was originally envisioned as a retirement destination for veterans. Today, we are a vibrant mix of families, retirees and young professionals. The villas are conveniently located between the Suncoast Parkway and US 19 close to the many splendid shopping, dining and service venues of the Trinity area. The state of the art Trinity Medical Center is right down the road.

Phase I and Phase III are each run by a board of directors who operate under the Florida Statutes. Each homeowner must abide by their phases set of Bylaws, architectural guidelines, and community policies.

Administrative Questions

  • Q: How do I know what Phase my villa is in?

    There is a map available under Phase I and Phase III which shows all Phases including Phase II.

  • Q: Do I need approval to change the exterior of my villa?

    A:  Yes, you must submit an architectural request form and wait to receive approval prior to beginning work.  Architectural Alteration Request Forms are available under "Documents" for each Phase and can be completed online. Please click on your phase to access and submit your request:

  • Q: How do I obtain an estoppel letter?

    The estoppel request form is available online.  Please complete, have the prospective buyer initial all sections, sign and return to veteransvillasmail@yahoo.com with the official request form of the title company closing the property sale.

  • Q: Are there rental restrictions or a tenant approval process?

    Any owner may rent.  Owners are required to notify the HOA of any change in tenancy by updating the current year's Contact Information Form (available under "Documents and Forms" for each Phase).  Tenants and owners must also sign a Tenants Summary of Deed Restrictions, attach a copy to the lease and provide a copy to the HOA.  The Tenants Summary of Deed Restrictions is also available online but must be printed out and signed before submitting to the HOA via mail or email.   • Q: Who do I contact if I have a maintenance account question?

  • Q: Can I pay my maintenance online or by credit card?

    At this time we cannot accept credit cards or online payments. You will be notified if this changes.

Community Questions

  • Q: Are there limits to the number of pets and where they can they be walked?

    • Owners may have two pets:  one dog/one cat or two cats or two dogs. Tenants may have only one pet.  
    • Dogs may not be walked through the backyards or in any other area with prohibition signs such as the drainage area between Phase I and the VFW or at the entrance to the community.  
    • Dog waste must be cleaned up and disposed of immediately.  
    • Dogs must ALWAYS be leashed when outdoors.  
    • Dogs may not be tethered and left unattended.  
    • NO FOOD may be left outside for pets.  
    • Failure to comply will result in fines for the owner of the villa and/or citation/pet removal by Animal Control.
  • Q: Is there guest parking?

    Unfortunately, there is no overflow or guest parking in the community.  Parking is not permitted at the dead ends of the streets as that is for emergency vehicle turn around only.  Parking on parking pads is limited to only two vehicles.  We suggest that you coordinate with your neighbors to arrange for temporary guest parking.

  • Q: Who do I notify if my trash is not picked up?

    If my trash is not collected: Contact JD Parker directly at 727 845-1024. 

    Do not call the HOA.
